What zones are in the City?

The City of Kenai has 16 zones:

Conservation (C), Airport Light Industrial (ALI), Rural Residential (RR), Rural Residential 1 (RR-1), Suburban Residential (RS), Suburban Residential 1 (RS-1), Suburban Residential 2 (RS-2), Urban Residential (RU), Central Commercial (CC), General Commercial (CG), Limited Commercial (CL), Central Mixed Use (CMU), Light Industrial (IL), Heavy Industrial (IH), Recreational (R), Townsite Historic District (TSH), Education (ED)

How do I find my zoning?

You can look up your zone by typing in a property address on the interactive GIS map. Click the property address and then the arrow in the popup to see the zoning. There is a downloadable pdf version of the City Zoning Map at the bottom of this page. What is allowed in each zone?

Each zone has some uses allowed without a permit, some uses allowed with a conditional use permit, and some uses not allowed. The City's Land Use Table dictates what is allowed. Can I change my zoning?

The City has a Rezoning Application on the Forms tab of the Planning and Zoning Department. Amendments to zoning must be a minimum of one-acre in size and be approved through a public hearing. Amendments to the zoning map may be initiated by one of the following entities: the Kenai City Council, City of Kenai Planning and Zoning Commission, a petition of property owners in the area to be rezoned, a petition of a least 50 registered City of Kenai voters, or a petition as provided by the City of Kenai Home Rule Charter.
